  • End of Year Director’s Message from Dawn Wilson: The Journey to Sustainable Farming

The forthcoming year on the farm for the 2024 harvest is looking to be another tricky one following on the back of a poor 2023 harvest year, hot on the heals of a record-breaking harvest in 2022, due to exceptionally high commodity prices caused by the war in Ukraine. The current volatility of commodity prices and higher costs together with more extreme weather conditions of wet and dry periods is making arable farming very difficult to budget for with any certainty. The basic payment we get annually from the government as a subsidy to allow us to break even in bad years, is reducing substantially each year aiming towards zero payment by 2028.

    Sustainable farming initiatives

To some extent we are compensating for this loss of income through the countryside Steward ship scheme payments and now the Sustainable Farming incentive another recently introduced environmental scheme by the government as part of their policy of public funds for public good both of which we have signed up for. This requires a lot more input on behalf of the farmer encouraging a change in the way we farm to be more sustainably friendly and to encourage us to use natural capital assets such as soil to improve the organic matter in it by farming in a regenerative way in order to sequester greater quantities of carbon, also to look at planting more woodlands to soak up carbon & create environmental habitats in areas on the farm to counteract natural habitat areas destroyed by property developers. All this will help towards our national journey to meet net zero by 2050 and these are topics we are actively looking into.

    Natural Capital

I fully support this policy, but the transitional period is difficult for us to keep the business profitable, as before we can benefit from the additional income streams like selling carbon credits or benefitting from biodiversity net gain deals for part of our land, there are sizeable setting up costs for these projects when our overall income from combinable crops is reducing. It is all potentially very exciting these new income streams but it is all new & pioneering for landowners to go into with no certainty at these early stages that the income levels being quoted to us in the industry will be achievable, so the down side to these new markets need to be properly considered alongside the tempting high returns! We also need to ensure that we get our farming business to net zero in addition to selling the carbon credits, so lots to think about & further research.

We will be installing 15 leaky barriers this winter in our ditch/small stream that runs down through our farm at Pickwell to slow down the flow of water during torrential rain periods so acting as a flood mitigation project for the village of Whissendine downstream. This is being done in partnership with The Trent Rivers Trust. The wood for these barriers will be supplied off the farm from thinning’s of Ash taken from one of our woods.

We will also be planting over a km of new hedges on the farm & planting 55 hedgerow trees during the next 12 months.

    The future of farming

So, the future on the farm is undergoing a big change with more emphasis on farming in a more environmentally friendly way, reducing our input costs which makes economic sense as well as better for our climate.  We are restructuring our two farms, which make up the wider estate, to accommodate the new emphasis on producing income from natural capital & trying at the same time to introduce a bit more certainty to our cash flow with letting out one of the farms. So, it is a BIG year for this side of the business which I am approaching with a mixture of trepidation & excitement!

  • End of Year Director’s Message from Fred Wilson: A Hopeful Look to 2024

Looking ahead to 2024 with unwavering optimism, it’s only natural that we reflect on the year that has passed, especially with the exciting additions that have enriched our community.

In stark contrast to the uncertainty of the past, we find ourselves in a time filled with abundant reasons to celebrate. The only bubbles on our minds are the ones found in our favourite beverages, not the ones that used to define our social circles!

    Natural world publicity

We’ve witnessed a remarkable connection with the natural world, with shows like Clarkson’s Farm and the mesmerizing narratives of David Attenborough guiding us towards more informed choices. But that’s not all! The arrival of The Larder at Burrough Court, the sister cafe to The Larder in Oakham. This addition takes our catering offering up a level, treating our community to even more culinary delights and putting us on the local map.

    Resilience from recession

Contrary to the media’s gloomy predictions, we stand resilient and far from a recession. Forward-thinking businesses have boldly charted their paths, demonstrating unwavering commitment to a brighter future. It’s as though the long-awaited changes, previously simmering on the backburner, have finally found their moment to shine.

    Hybrid working model

The concept of working from home has evolved into something more enchanting – a hybrid model that seeks “premises with benefits.” Businesses are increasingly drawn to commercial spaces that offer not just functionality but a profound sense of place, with a strong focus on environmental, social, and governance (ESG) principles.

At our business park, the sense of community, both big and small ‘c’, is palpable. People greet each other with warm hellos, share their time generously, and embrace a true neighbourhood spirit. And now, we’re excited to introduce Paws in the Park at Burrough Court – a 2-acre secure dog field where people can exercise their dogs with total peace of mind. It’s yet another way we’re fostering a sense of belonging and community within our grounds.

    Full commercial occupancy

Moreover, as we toast to a very happy and healthy New Year, we are overjoyed to share that we’ve achieved full occupancy across our commercial properties. It’s a testament to the vibrant and thriving environment we’ve cultivated here at Burrough Court, where businesses find their perfect home and flourish.

With the echoes of Brexit and the pandemic slowly fading into the past, the present feels comfortably stable and sustainable. The whispers of an impending election may arise, but they are overshadowed by those who believe that commercial life persists, resilient in the face of political complexities.

    A hopeful look to 2024

In 2024, we anticipate a future filled with hope, even as external support appears to wane. Particularly in the East Midlands economy, the outlook for our services shines bright. We can only hope that more will share the sentiment expressed earlier this year: “Why work from home when you can work at Burrough Court? I love it here!” It’s truly heartwarming to witness customers forming emotional connections with commercial property – a sentiment we could not have anticipated!

As we raise our glasses to a joyful and healthy New Year, we eagerly welcome the possibilities that 2024 holds. Cheers to an extraordinary year ahead, filled with the delicious offerings from The Larder, the joyful playtime at Paws in the Park, and our commercial properties buzzing with vibrant businesses!

  • Daily Office Space Rental: The Key to Flexibility & Retention in the Hybrid Work Era

In today’s ever-evolving workspace landscape, the concept of a traditional office is being redefined. The rise of remote work and the need for flexibility have given birth to a new trend: daily office space rental. This type of hybrid-working is not only reshaping the way businesses operate commercially but it’s also playing a pivotal role in enhancing employee satisfaction, retention, and harmony.

What is daily office space rental?

Daily office space rental allows businesses or freelance collectives to rent office spaces on a day-to-day basis. Unlike long-term leases that tie companies down to a fixed location for years, daily rentals offer the flexibility to choose when and where to work. These spaces come fully equipped with all the amenities of a modern office, such as high-speed internet, conference rooms, and ergonomic furniture, ensuring that teams can hit the ground running.

Flexibility in the hybrid working world

The global pandemic accelerated the shift towards remote and hybrid work models. While many employees relished the opportunity to work from home, it also brought forth challenges like distractions, lack of a conducive work environment, and feelings of isolation. Daily office space rentals bridge the gap between the traditional office and home setups. They provide an alternative space for teams to collaborate, brainstorm, and engage in face-to-face interactions, even if it’s just for a day.

For businesses, this model offers unparalleled flexibility. Companies can scale up or down based on their needs without the financial burden of a long-term lease. If there’s a team meeting, training session, or a client presentation, businesses can simply book a space for the day. This adaptability is especially beneficial for startups, freelancers, and companies with fluctuating team sizes.

Improving employee retention and team harmony

One of the most significant advantages of renting an office on a daily basis is the positive impact on employee well-being and retention. Here’s how it helps:

    1. Choice and Autonomy: By offering employees the option to work from a rented office space, businesses empower them with choice. This autonomy over their work environment can lead to increased job satisfaction.
    1. Work-Life Balance: Daily rentals can serve as a middle ground for those who miss the office environment but don’t want to commute every day. They can choose to work from these spaces whenever they feel the need, ensuring a better work-life balance.
    2. Collaboration & Team Building: While virtual meetings have their place, nothing beats the energy of in-person interactions. Renting an office space for team activities or brainstorming sessions can foster collaboration and strengthen team bonds.
    3. Professional Environment: For tasks that require deep concentration, a professional environment free from home distractions can boost productivity and job satisfaction.
    1. Reduced Burnout: By breaking the monotony of working from home and offering a change of scenery, daily rentals can play a role in reducing feelings of burnout.

    Workation location

We would love to host your “workation” (work-vacation) at Burrough Court in the Leicestershire countryside with super fast broadband and all the amenities you could need.

And as the world embraces the hybrid work model, daily office space rental emerges as a solution that offers the best of both worlds. It provides the flexibility that modern businesses and employees crave while ensuring that teams remain cohesive, motivated, and satisfied. In this new era, it’s not just about where we work, but how we can work best – and daily office space rentals are paving the way.

  • Out and about on the farm (January – March).

It has been a busy winter in the woods as we thin out trees that have died from Ash Die Back a disease that is sadly sweeping across the country’s woodlands.

    What is Ash Die Back?

Ash dieback is a serious disease of ash trees caused by the fungus Hymenoscyphus fraxineus. The disease causes leaf loss and crown dieback in affected trees and can lead to the death of the tree.

Where thinning has occurred we have been planting these areas up with other tree species such as Hornbeam, Oak, Sweet Chestnut & Field Maple, all of which are native trees and giving further diversity within the woods.

Ash produces good firewood so we have managed to sell this on to local log suppliers who have had high demand this winter!

We have also been doing much work planting hedges, gapping up & coppicing hedgerows.

What and why do hedgerow coppicing?

Hedgerow coppicing of old hedges helps to rejuvenate or restore them to achieve a continuous length of hedge. The stems are cut down to ground level to encourage vigorous regrowth from the base of the plant.

We have planted just over 1km of new hedging including the gapping up which will provide more wildlife corridors connecting our woods & helping to sequester carbon which is a process of capturing and storing atmospheric carbon dioxide. Something hedgerows do at twice the rate of woodlands because of their three-dimensional structure.

    Did you know?

England’s hedges already store 9m tonnes of carbon. Carbon also builds up on the soil surface through hedge litter and is drawn down and stored by earth worms. So all good stuff for helping with Climate Change!

We have also planted several hedgerow trees within these new hedges.

    Nesting Season

The nesting season has now begun which runs from the beginning of March until the end of July so work in the woods has taken a pause so as not to disturb the birds.

  • Sustained growth for small office space.

It has become obvious to us at Burrough Court that in the minds of business owners it is very important, for numerous different reasons, to have a physical location. We are seeing a sustained and growing interest from SME businesses across a wide variety of sectors (financial services, point of sale, marketing, travel, wellness) for smaller (sub 400 sq. ft) office space in the Leicestershire area, not far from Melton Mowbray.

After 2+ years of forced remote working due to the COVID pandemic, people are now seemingly wanting to separate work life from home life, being together more frequently with colleagues and having a dedicated place where they can meet.

All of Burrough Court’s prospective office space customers consistently share the view that teams are happy to have some time working from home but having a hub of ‘smaller better’ space gives everyone the best of both worlds.

Commuting to non-urban business space is seen as much more acceptable too (given consistent travel times we are told) than flogging all the way into a city centre to then spend £5-10 a day parking your car, that’s assuming you can find a space! A stress that one doesn’t need at the start of the day which is corroborated by survey results that a huge 79% of respondents named the lack of city commute as one of the best things about WFH, making it the most popular response by far.

Employee wellbeing should be the deciding factor for business owners, giving their teams the opportunity to get out in nature, exercise, attend yoga classes, walk their dog, grab a nutritionally complete breakfast or lunch, plus a delicious barista coffee during their working day. This might not sound like your typical ‘business park’ destination but that’s exactly what Burrough Court offers, as standard.

As ever, the office market reflects and is responsive to wider changes in society’s behaviour. The doom-sayers were wrong for office space with a difference, that difference being a superior working environment compared to home, where it is a destination and more than just four walls.

Overview of what we are seeing in office demand

    • People wishing to separate work from home & get their home back.
    • Somewhere to leave their items and have a professional base.
    • Workplace wellbeing is of increasing importance in decision making; views of nature, free gym access, light filled workspaces & the surrounding landscape.
    • Option to have meetings in a designated area.
    • Conscious of energy supply being green.

    Testimonials from small office businesses

If ever there was a perfect place to work it is Burrough Court. Apart from beautiful grounds and an excellent office space, the facilities are exceptional including the staff. The gardens are kept pristine, great care is taken by staff and Fred the owner, to ensure everything is in place. Communication is super quick, car park facilities are wonderful as is the Coffee Shop. I have worked in many office buildings but this is certainly a one off exceptional site. My clients who visit always comment on the venue. Thank you.

Dr Clare Boorn, Owner, EPSS Psychology

The reason Burrough Court really stood out for me was the beautiful surroundings, there aren’t many places geared up for businesses that are not just 4 plain walls. You would never know there are approx 350 people who share these stunning grounds, yet its atmosphere is certainly not lacking!

As I type this I’m watching a pheasant walk past my window, possibly enjoying the rural setting just as much as we all are! I cannot wait for warmer days where work can spill outside into one of the many benches available to use scattered around the grounds. The staff that keep the place running and looking so pristine are a pleasure to be around, just adding to the really welcoming and inclusive environment. Another serious selling point for me was the on-site cafe, which serves freshly made soup and salads amongst other yummy things, and proper barista coffee!

Running a creative business like mine, where inspiration is essential, this couldn’t be a better spot for me, and I would highly recommend Burrough Court to any business!

    A message from Flo
I have been teaching mat work Pilates for 20 years in and around Burrough (Body Control Pilates Method) and I still love teaching as much as I did when I first qualified. Small group classes allow personal attention for all clients, and this is essential as small adjustments in technique can make a big difference in the quality of movement. In my classes, you will become much more body-aware, focusing on your strengths, while also improving any areas of limitation.  All exercises I teach have multiple levels, so you can work at the level that is right for you, and I will advise on movements to adapt/avoid for clients with, for example, osteoporosis, recent hip replacement, post-natal, etc. We work hard in any class, but we also have a lot of fun! Classes to suit all levels including complete beginners. Beginners and new clients are required to complete a health screening form and attend one private session prior to joining a group class.

    YOGA AT BURROUGH COURT OVERVIEW

    A message from Emma
I aim to create a safe space to practice yoga and all that it can offer – building strong foundations for flexibility, strength and functional movement alongside developing and cementing breathing techniques and relaxation to promote positive health and wellbeing, whilst supporting those physical niggles to bring release and mobility to body and mind. I’ve been teaching Yoga and Mindfulness for about 10 years now to both adults and children. My classes are tailored to the ability of those attending, are varied and fun! I’m happy to teach small groups and add additional daytime sessions to suit demand.
